Friday December 14th 2007:  NBC’s Today Show has as a guest Refin Spoksman Glen Kelman, who was interviewed by Meridith Vierra.  The tag line they used was “everything you are being told by your Realtor may be wrong”.  Hmmm that drew me in, as I consider myself to be a very well informed REALTOR, Morristown real estate professional.

I stopped everything and waited for the industry changing new research that the scientists “so they are calling themselves” at Redfin had come up with.  What were their stunning new discoveries?  Don’t over price your home.  Make sure your home is marketed online. 

Really, wow I never would have thought of that.  OK, that was not true, I thought of that about 4 years ago when I first started as a REALTOR.  I always advise people to price their homes right at the market or slightly below the market because I know that the highest price a home seller is going to get is in the first 3 or 4 weeks the home is on the market.  If a home seller over prices their home, they don’t get any other offers.

Poor Meridith Vierra, you have made the number one classic home seller mistake, and I bet you made the number two classic home seller mistake as well, you did not interview more than one REALTOR to sell your home.  Don’t worry Meridith now that you have had your home on the market for some two years now, it is not likely you are going to have a multiple offer situation once you have lowered the price of your home to the point where you get a offer.  The reality is you will get a buyer who will bargain hard and push for every possible concession from you they think might be possible.  This could have all been avoided if you had priced your home right to start with.
