New State Proposal May Put Morris County NJ in Deep Trouble Real Estate Wise
December 19th, 2007 · 1 Comment
Morris County NJ Affordable House Requirements May Go Up Dramatically Roof. The new rules proposed by the state council on affordable housing would affect Morris County dramatically. Morris County may need to add 6,500 Affordable Housing Units. The new proposals would lower the number of market-rate new houses & condominiums that could be built for every affordable housing unit from 9 market-rate homes per 1 affordable housing unit to just 5 market-rate homes. The new rules also would require a municipality such as Morristown to build an affordable housing unit for every 16 jobs that are created down from every 25 new jobs added to a community. What does this all mean for Morris County, local towns such as Madison, Chatham, & Morristown and for New Jersey as a whole? It will mean, higher taxes, fewer jobs, Job losses, companies looking to leave New Jersey and eventually lower real estate values. Morristown with its current stratagy of brining in developers to put up large condominium projects such as Vail Mansion, Vail Commons, & Dehart Place may find that it cannot attract any additional projects.
There has to be a better way.
