Unfortunately the home sellers are caught up in their own publicity for the town and not budging on price. I have sold my house and need a home by the end of July but the sellers are not budging–not even for a bid 5 percent off of asking! So they sit on the market and eventually they will lower the price or remove it, but its frustrating to be a part of the myopia that will probably require me to move elsewhere.

Hmmm, I have not been finding that to be the case when showing homes in towns like Chatham, or writing offers on these same homes. Now I can totally understand a home seller not being very interested in a offer which is 5% below asking price if their home is new on the market, or they have already adjusted the price 15% or more, which there are a few cases out there like that.
Sounds like you are already working with a Chatham NJ area REALTOR. Your REALTOR should be able to sit down with you and show you the comparable solds so that you can make a fair offer. If not perhaps it is time to re-evaluate the service you are getting.

I see much of the same thing here in Massachusetts. There are some really good deals out there. Of course the market has not hit bottom yet either so there are still quite a few buyers on the sidelines watching and waiting.

We have similar issue of lots of inventory but people are holding out on price

Here is seems like many of the home sellers have learned the lesson, price it right and the buyers will give you a chance. Chatham NJ is a very desireable place but still your price has to be in line with reality.
